Cheshire relocation tenants

Cheshire Relocation let and manage over 350 properties both furnished and unfurnished throughout the Cheshire and North Wales area. Please click on our ‘properties' link above to view our currently available properties. Our stock changes daily therefore please contact us for details on new properties or to advise us of your email address and we can keep you updated of new properties.

The first step is to contact us to provide brief details about yourself and the accommodation you require. We then search our database for suitable properties for you to view.

It is wise to start looking about a month before you wish to move in order to reserve your property. We regret that we cannot assist applicants who are currently claiming benefits. Our tenancies are granted for a minimum term of 6 months under Assured Shorthold Tenancy Agreements.

Viewings
Viewings will be arranged at times to suit you, including evenings up until 5.30pm and Saturdays between 9.30am and 1pm , you will be accompanied by a member of staff, who can give advice and answer any questions you may have. Should you wish to view properties out of office hours we will contact the landlord and do our best to accommodate you.

Reserving the property
After an internal viewing should you wish to apply for a property then please ask for an application form for each applicant over 18 years. After completing the form(s) return it to our office with your application fee. This money covers the referencing and any administration and paper work and is non refundable should your referencing fail or you decide to withdraw your application. If the landlord withdraws the property from the market, your money will be refunded.

References
We will require satisfactory references from your employer, and a previous or current landlord (if applicable). We may also require a personal reference, and sometimes a guarantor. Should you not be able to meet the above requirements some landlords will accept payment of the six months rental in advance. In addition a credit check will be undertaken. We will use the services of an independent referencing company to obtain and evaluate these references. You will need full addresses including postcode, telephone, fax and email if possible, for employers or accountants if self employed, current landlords and character referees. Please ensure that all referees you have provided have been advised that they will be contacted by our referencing agency.

Rents
Rents are quoted per calendar month, and payable monthly in advance. As a tenant you will also be responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs unless otherwise stated. All rents are payable by bank standing order to our company bank account or direct to the landlord depending on the management level.

Deposit
A security deposit of one months rent plus £100 for an unfurnished property or one and a half months rent for a furnished property must be paid on signing of the Tenancy Agreement, and will be held by ourselves as stakeholders in a secure client account throughout the tenancy term, unless the landlord asks to hold this which will be recorded into the tenancy agreement. The exact amount required may vary from property to property. The deposit held to cover damage, breakages and any other liabilities under the terms of the Tenancy Agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent. The deposit is returnable at the expiry of the Tenancy Agreement and after the property has been inspected by a duly appointed representative of the landlord. Deductions (if any) will be made before the deposit is returned to the outgoing tenant, together with details in writing.

Fees
We charge £125 for the first applicant and £50 per applicant thereafter to cover administration and referencing costs which is non-refundable if for any reason the tenancy does not proceed unless the landlord withdraws the property.

FEES NON REFUNDABLE
First applicant over 18 £125.00
Subsequent applicants over 18 £50.00
i.e. for two adults the fee is £175.00

Insurance
You will be required to provide proof of your contents insurance or we can arrange this for you as we are appointed agents for HomeLet we are able to offer a variety of insurance policies for both landlords and tenants, including the following -

Contents
Up to your selected sum insured for damage to your household furniture, equipment, furnishings, clothing and personal possessions whilst in your home (excludes business equipment).

Landlord's Contents
Up to £2,500 for accidental damage to your landlord's contents, fixtures & fittings for which you are responsible.

Personal Possessions
Up to your selected sum insured for loss or accidental damage to your clothing, watches, jewellery, spectacles, other valuables (excluding mobile telephones) and pedal cycles whilst away from your home anywhere in the UK or whilst temporarily elsewhere in the world. Theft from unattended vehicles must be from a locked boot.
